From move-in
to move-out.

The same home. Two inspection records. A clearer conversation about what changed. See how inventory, photo references, meter readings, keys and responses come together.

Fictional sample data · no customer file, photo capture, signature or payment. Availability of the described features must be confirmed before live use.

Move-in · sample inspection record 01.06.2026

Record the initial condition.

Example • Villa Mar / living room. All values are fictional. This is a readable explanatory scenario, not a signed report.

Wall by the window

Small existing scratch noted. The description belongs to this inspection record.

Sofa · inventory INV-03

1 present. Upholstery visually inspected; no observation in this example.

Rug · inventory INV-04

Not inspected. That is not the same as “in good condition”.

Electricity · meter E-01

12,840 kWh · meter reading only in this example.

Water · meter W-01

218.4 m³.

Keys & access pass

2 house keys and 1 access pass registered.

A new inspection record reuses the spaces, but not the previous photos, damage assessments, meter readings, signatures or closure status.

Move-out
Move-out · sample inspection record 01.09.2026

Create a separate final inspection record.

The same space and inventory. The previous inspection record remains intact; the condition is recorded again.

Wall by the window

Scratch observed again at the same described location.

Sofa · inventory INV-03

1 present. Stain visible on the seat; cause not established.

Rug · inventory INV-04

Wear observed. The initial condition is missing.

Electricity · meter E-01

12,912 kWh · same meter and unit.

Water · meter W-01

221.1 m³ · same meter and unit.

Keys & access pass

2 house keys and 1 access pass returned.

An observation is a factual note in the inspection record. It does not automatically determine who is responsible or what amount is settled.
Comparison
Comparison · draft, no agreement between the parties

Make the differences open to discussion.

Compare only matching objects and demonstrable data. The assessment and responses remain identifiable alongside the difference.

Wall by the window

Existing scratch → observed again. Do not present it as a new defect.

Sofa · inventory INV-03

No observation → stain noted. Difference to be assessed; cause and compensation unknown.

Rug · inventory INV-04

Initial condition not inspected → no substantiated conclusion about new damage.

Electricity · meter E-01

12,912 − 12,840 = 72 kWh difference. No automatic consumption charge.

Water · meter W-01

221.1 − 218.4 = 2.7 m³ difference. No tariff or settlement applied.

Keys & access pass

Registered and returned quantities match.

Without matching photos or evidence, the substantiation remains incomplete. This example contains no fabricated inspection photos or signatures.
Report & follow-up
Report status · draft / responses still to be collected

Finish with the correct status.

An auditable process has separate steps. The statuses below are part of the design, not real sending or signing actions.

Review findings

The inspector checks completeness and adds missing evidence.

Invite the parties to respond

Keep each response or dispute with the relevant item and report version.

Confirm report version

Signature or confirmation status follows the method and version actually used.

Follow up repair item

After a decision, a repair order can refer to Maintenance.

Perform reinspection

Marked complete → review repair evidence → assessment by an authorised person.

Handle financial settlement

Any compensation for damage, deposit or payment remains a separate assessment.

Do not silently change a final version. Corrections receive a new version or addendum with traceable history.

One inspection record, no duplicate entry.

Rentals and Inspection refer to the same unit and report version. A repair order can carry the finding forward without changing the initial or final condition record.

Pilot direction: start with one workspace and expand later.

ObraPad is designed to keep Obra Core as the shared foundation while you add capabilities over time.

Building-specific activation and restricted installer access are being prepared for the pilot and verified end to end. Ask which scopes can currently be tested.

Intended starting point

The pilot direction is to begin with one workspace and add more later.

Planned per-building expansion

The planned flow activates Construction only for the building being renovated; other buildings stay unchanged.

Planned access model

The access model is being developed so an installer or partner can use only the selected building, installation or task.

Intended example: heat pump maintenance

In the intended scenario, the installer only accesses the heat pump, its documents and assigned maintenance tasks in one building. Other buildings, financial information and private documents remain outside the scope. View, change, duration and revocation controls must be proven server-side before availability.

The design keeps an additional workspace and partner access as separate choices, with the building passport as the shared foundation.
